Home Staging Tips and Tricks: Before Putting Your Home on The Market

If you’re looking for a few ideas to speed up the sale of your home before placing a For Sale sign on the lawn, look no further! Listed below are a few things you could do BEFORE listing your home!

Pre-Sale Home Inspection:

The home inspection process can sometimes take much longer than either parties of a real estate transaction would prefer. You can speed the home inspection process up by having a home inspection done beforehand! This way, you can go ahead and receive the list of repairs (if any) and get to work!

Organize, Clean, and Declutter:

As mentioned in our previous “Home staging Tips and Tricks” post, organizing and cleaning is very important and can be a lengthy process! Go ahead and start storing items that you don’t use often or are just taking up space in the house. Start cleaning those windows and baseboards! Deep cleaning can be a huge job, start early so you don’t have to wear yourself out! If you don’t have enough time on your hands, hire some help!

Replacement Estimates:

It is a great idea to get replacement estimates on expensive/important items in the home that may need to be replaced shortly. Do you have an older roof or an outdated guest bathroom? Do some research and get quotes on how much it would cost to repair or replace! Even if you plan to sell your home as-is, it’s great to help potential buyers to see if they can afford the home with the additional cost of replacements and repairs! If you have some newer appliances, locate the manuals and warranties for the potential new owners!

Boost Curb Appeal:

Maximize your home’s curb appeal! First impressions are critical, and potential buyers will already have an opinion of the home as soon as they pull in the driveway. You can give your home intriguing curb appeal by having a manicured lawn, flowers planted, and an inviting front porch! Adding outdoor furniture, potted plants, and a welcome sign are all ways to draw people onto your porch.

Try “Simple Staging:”

We aren’t recommending that you attempt to pull off a full-blown staging of your home. Think small and simple! Have a soap and hand towel display in the bathrooms. If you have a small back porch, lay a blanket over the back of the chair, add a throw pillow, and place a book and coffee mug on the table! Have place mats and nice dishes, glasses, or silver wear set out on the dining room table.
